We are renting a unique lofted bedroom in a 3bd 2ba large townhouse near Lincoln Park and Eastern Market on Capitol Hill. The space for rent is a small bedroom/office with its own stairway leading up to your own private attic loft, which could be used as a primary bedroom, workspace, or whatever you see fit. Ample double-wide closet space and storage. This bedroom shares a large bathroom with another bedroom on the second floor. The loft area has steep steps leading up and a lower ceiling. A prior tenant was 6’2 for context. The house is a gorgeous 1930s townhouse with high ceilings, a working fireplace, and a large kitchen by Hill standards. Director of Finance and Operations The Director of Finance and Operations is responsible for maintaining proper financial controls and ensuring the organization’s office and remote staff have the resources and support needed to operate effectively. Reporting to the CEO/President, this position supervises the Financial and Administrative Manager. Key Responsibilities * Close monthly finances and prepare financial statements. * Monitor daily banking, treasury, cash flow, and weekly invoice payments. * Process biweekly payroll and maintain employee records and benefits, including health insurance, 403(b), FSA, and disability insurance. * Prepare annual organizational and departmental budgets, quarterly budget-versus-actual reports, and weekly executive financial summaries. * Manage the annual independent audit, review audit reports and Form 990s, and coordinate required IRS and state charitable filings. * Support the Board Audit Committee and serve on the Investment Committee; prepare and present financial and investment reports at Board meetings. * Supervise Finance and Operations staff and ensure work is accurate and timely. * Prepare employee offer letters and calculate quarterly lobbying expenses for required reports. * Evaluate and renew organizational insurance policies and obtain Certificates of Insurance as needed. * Oversee operational functions including facilities, building maintenance and security, IT, computers, phones, office equipment, supplies, and mail. * Ensure compliance with federal and state requirements, including IRS, employment, and election laws, and coordinate with outside legal counsel as needed. * Enforce financial policies covering expense reimbursement, corporate credit cards, travel, and related procedures; develop and implement additional policies as needed. * Prepare special financial reports for events and projects.
